10 Simple Steps to Protect Your Home Against Water Damage

2/14/2024 (Permalink)

Missing shingles on a roof. Regularly inspect your roof for missing or damaged shingles.

Water damage poses a significant threat to the integrity and safety of your home. As a seasoned professional in the restoration industry, we've witnessed the impact of water damage firsthand and understand the importance of proactive measures in protecting your home. Here are 10 practical and straightforward ways to protect your home against water damage:

  1. Regular Maintenance Checks

Schedule routine inspections of your home's plumbing, roof, and gutters. Look for leaks, cracks, or signs of wear and tear. Promptly address any issues to prevent potential water intrusion.

  1. Maintain Gutters and Downspouts

Clear debris from gutters and downspouts regularly to ensure proper drainage. Clogged gutters can lead to water overflow and cause damage to your home's foundation.

  1. Proper Landscaping

Ensure the landscape around your home slopes away from the foundation. Proper grading helps direct water away from the house, preventing water accumulation around the foundation.

  1. Seal Cracks and Gaps

Seal any cracks or gaps in walls, windows, and doors to prevent water infiltration during heavy rains or storms. Use caulk or weatherstripping to seal these vulnerable areas.

  1. Check Appliances Regularly

Inspect appliances like washing machines, dishwashers, and refrigerators for leaks or worn-out hoses. Replace hoses and connections if necessary and address any leaks promptly.

  1. Maintain Sump Pump

If your home has a sump pump, ensure it is in good working condition. Test it periodically to ensure proper functioning, especially before the rainy season.

  1. Install Water Detection Devices

Consider installing water detection devices or alarms in areas prone to water damage, such as basements or near water heaters. These devices can alert you to potential leaks or water accumulation.

  1. Monitor Water Pressure

Excessive water pressure can strain pipes, leading to leaks or bursts. Use a pressure gauge to monitor and regulate water pressure, keeping it within recommended levels.

  1. Inspect the Roof

Regularly inspect your roof for missing or damaged shingles. Repair or replace damaged roofing materials to prevent water from seeping into your home.

  1. Protect Outdoor Faucets

If the temperature drops below freezing, remember to insulate outdoor faucets and pipes to prevent freezing and potential bursts during winter months. Disconnect and drain hoses before winter weather sets in.

By implementing these simple yet effective measures, you can significantly reduce the risk of water damage to your home. Regular maintenance, proactive inspections, and addressing issues promptly are key to protecting your home against potential water-related disasters. Remember, a little prevention goes a long way in protecting your home and preserving its integrity.

Water Damage in Your Walls? We’re Here to Help.

Blue tape marking an area affected by water SERVPRO marked the Floor with blue tape, where water had intruded their kitchen.

Water damage can come in many forms, and range in severity from a burst pipe or leaking sink to a flooded basement or extreme hurricane damage. If you’ve been struck by water damage in your walls, it’s best to check for signs and try to confirm the severity and scope of damage to best determine a course of action. Ultimately, larger water damage situations will require the assistance of a professional cleanup and restoration company, like SERVPRO®, but smaller jobs can often be just as time-sensitive and shouldn’t be ignored. Even if you’re not certain your water-damaged walls are severe enough to contact us, it’s best to get a professional opinion in case the damage is worse than you think or may be able to see.

Here are some signs of water-damaged walls to look for as you determine the next steps:

  • Mold growth, which can occur in as little as 24 to 48 hours after the initial water damage
  • Damp air and musty odors in the surrounding area. Mold can often occur in basements, laundry rooms, or areas near older appliances, like water heaters. It can also grow near fountains, on rooftops, and in underground spaces, like basements, thriving in dimly lit areas with minimal air circulation
  • Peeling paint and wallpaper, due to loss of adhesion as water builds up within walls
  • Discolored, warped, cracked, bubbling, softened, and/or crumbling walls
  • Squishy, wet carpet around the walls you suspect have water damage
  • Sudden rise in utility bills
  • Rotted wood in or near walls and surrounding area
  • White, chalk-like stains on walls, otherwise known as efflorescence

When it comes to deciding whether to call a professional, if you’re ever in doubt, it’s best to contact a cleanup and restoration company like SERVPRO before you attempt to clean up water damage yourself. Even if you have the best intentions, like saving money or thinking the damage is easy to handle, there are several reasons it’s best to get another opinion. First, SERVPRO has the training, expertise, and industry-backed equipment to remove any hazards safely and efficiently as we proceed through the process. Additionally, it’s possible your water-damaged walls could be infiltrated by sewage and contamination, posing a potential health hazard; the associated bacteria could become airborne if not properly remediated, putting the health and safety of yourself, family, and/or employees at risk. Another reason you shouldn’t try to clean up water-damaged walls yourself is that you risk running into mold, which can cause further damage and health effects if not properly remediated with the correct equipment, like our industrial-grade HVAC units and fans.

Furthermore, even if you’re not certain you have water damage, to begin with, it’s still a safe bet to call SERVPRO and let our experienced technicians assess your space and provide a professional recommendation. Hidden water damage could be disastrous if you try to clean it yourself, due to internal structural dangers that may turn out to be beyond the scope of what you’re able to handle. If you opt to clean it yourself, you may find you need a professional only once you’re in a dangerous situation. Ultimately, it’s important further structural damage isn’t caused by improper repairs or inadvertently missing the water source, which must be stopped as soon as safely possible. SERVPRO’s proven system of professionals has decades of experience and is committed to remediating and fully cleaning the water damage, stopping it in its tracks, and helping to prevent further headaches and expenditures down the road.

Even if you routinely inspect your property, water damage can strike without warning, so you should call SERVPRO when you’re ready. There’s always a local SERVPRO nearby that’s available 24/7/365. The average process from inspection to completion is around 3-5 days, but this can vary greatly depending upon the severity and scope of the damage, the amount of contents affected, any demolition that may be required, and the presence of any hazardous materials.

SERVPRO® has the expertise and equipment to quickly restore your property to pre-water damage condition. We use a scientific approach to water removal and water cleanup that emphasizes monitoring and documenting the drying process from beginning to end.

Every water damage event is a little different, and requires a unique solution, but the general process stays the same.

Emergency Contact

When you call, our specialist will guide you through several questions that will help us appropriately respond to your unique water emergency. Beyond understanding your situation, we will want to set up a time for your local SERVPRO professional to inspect the property and create a restoration plan for you. Fast response is critical, so we’ll want to schedule this as soon as possible.

Inspection and Water Damage Assessment

After our professionals arrive at your home, they will thoroughly assess the water damage and help you understand its severity, hazards that may be present, and determine what can be restored. If necessary, we will also assist with stopping the source of the water damage. All of this is a crucial step to creating an effective plan of action that will result in the successful restoration of your property.

Water Removal

Service work normally begins with a thorough extraction of water. This helps prevent the spread of water in the structure and reduces drying time. Typically, hundreds or thousands of gallons of water are removed using powerful pumps and extraction units during the water removal process.

Damaged Material Removal

If any materials cannot be successfully restored, this will be communicated to you. These materials are typically removed as soon as possible to expedite the drying of all restorable materials.

Cleaning, Sanitizing, and Deodorization

Water damage can create cleaning, sanitizing, or deodorization needs for floors, furniture, and other personal belongings. SERVPRO professionals use a variety of specially formulated products, industry-leading equipment, and proven techniques to accomplish this important aspect of restoration.

Drying

After the bulk of the water has been removed, our specialists use industry-leading drying equipment to remove the water you can’t see. This will target water within materials to bring these materials back to their normal moisture level. This equipment is normally placed during the first visit to your property. The type and amount of equipment is based on your unique situation and industry standards.

Monitoring

During the drying process, our specialists will want to visit your property daily to help ensure materials are drying properly, check drying equipment performance, and make changes as needed. This monitoring process is critical to effective and efficient drying of your property.

Repairs and Construction

After these initial steps, your home may need construction work to get your property back to its preloss condition. The repair step can be minor repairs or rebuilding entire areas of your home. We can simplify the restoration process by handling both the initial damage mitigation and rebuilding the affected areas. Having one qualified company for the entire process can save time and keeps costs low.

Water damage refers to a variety of losses caused by water intruding into a material or system, allowing destructive processes such as rotting of wood, mold growth, bacteria growth, rusting of steel, swelling of composite woods, de-lamination of materials such as plywood, and so on to attack the material or system.

Water spots that gradually ruin a surface may be imperceptibly slow and minor, or it may be sudden and disastrous, such as broken pipes and flooding. Water damage, regardless of how quickly it occurs, is a major cause of property loss.

The costs of water damage and the process of water damage repair may or may not be covered by an insurance policy.

A broken dishwasher hose, a washing machine overflow, a dishwasher leak, damaged/leaking pipes, flood waters, groundwater seepage, building envelope failures (leaking roof, windows, doors, siding, etc.) and clogged toilets are all potential sources of water damage. Plumbing leaks account for 13.7 percent of all water consumed in the home today, according to the Environmental Protection Agency.  On average, leaks waste 10,000 gallons of water per year per household in the United States. A pipe crack as small as 1/8-inch can leak up to 250 gallons of water every day!

After a water loss, you may be quick to dismiss the need for mitigation services. You don’t see any physical damage to your drywall or floors. You may not feel that the wall or floor is wet when you touch with your bare hands. As we know in this industry, looks can be deceiving.

Professional Restoration Technicians have the right tools to detect moisture in your home or building. Below are just a few of those tools and how they help identify trapped moisture:

-Moisture Meters: This tool helps measure the moisture level on surfaces. Can detect moisture from .25’’-.75’’ deep. It is non-penetrating and wont damage surfaces.

-Pin Moisture Meter:  These have two metal probes that you can physically stick into wood framing in order to get a moisture reading. And electrical current will flow between the two prongs and measures resistance. Since wood does not conduct electricity and water does, we can get an accurate reading based on the resistance measured.

- Thermohygrometers: Measures the relative humidity and temperature of the atmosphere. Many people don’t realize the science behind drying methods. A lot of our atmospheric climate will determine the method of drying used to dry affected materials.

-Thermal Imaging Moisture Meter: Thermal imaging detects subtle temperature differences which can point our technicians in the right direction. Moisture can be very difficult to detect because at times, you may not see physical damages with the naked eye. This allows us to narrow down the field of vision.

As a home or business owner, you deal with many stressful situations. When you have a major water loss and you’re faced with a disruption in your life or business, it can be overwhelming. When this happens you’re going to need to navigate the world of filing an insurance claim.

Here are a few basic tips to get you ready:

Tip 1: Pull up your insurance policy- Review your policy and see what coverages you have. Are repairs included in a sudden water loss? Do you have a deductible? Do you have contents coverage? This will help prepare you for your call with your insurance adjuster. Have some questions ready that you need clarification on. This allows you to set your expectations and have a better understanding once you start speaking with your adjuster

Tip 2: When speaking with your adjuster be brief and go straight to the point. Adjusters need to know the facts so they can make a determination on coverage. Since the guidelines are set, you don’t need to convince your adjuster to cover your claim over the phone. The facts will speak for themselves.

Tip 3: Take Photos- Have your proof on the cause of loss. Take photos and report immediately when the loss occurs.

Tip 4: Water Mitigation Services- Check your policy carefully because some insurance companies require you to mitigate the damages (keep from getting worse). If you need a recommendation, your insurance can provide one. Remember you can use ANY restoration company you prefer.

Water Categories & Why They Are Important To Know

10/8/2020 (Permalink)

When we walk into a water damage situation, it is important to know what water category we are dealing with. It is important to understand the level of contamination so we can determine the right course of action and best equipment to use for the job. Below is a quick overview of Water Categories:

  • CATEGORY 1: This category is known as “clean water”. Poses little to no health risk. This water source will come from supply line leaks, faucet water, tub overflows. The problem with Category 1, is it can quickly turn into a Category 2 if left untreated.
  • CATEGORY 2: This category has significant contamination microbes are now present. It has made contact with debris, chemicals or made it’s way through materials. This is commonly called “Grey Water”. Sources include, washing machine leak, discharge from a Dishwasher, toilet bowl overflow (not sewage backup) etc.
  • CATEGORY 3: This category has substantial contamination. This is commonly referred to as “Black Water”. This water is unsanitary and can cause sickness. Examples include, sewage water, water with pesticides, toxic organic materials.

It is important to determine the source of the leak so we may understand what type of water we are dealing with. Our technicians are trained to handle all categories of water and are here to assist you!

WATER DAMAGE TIMELINE

ceiling dripping water with a timeline on water damages. Within minutes, 1-2 Hours, 48hrs-1 week, over 1 week. Living room Extracting water, setting up drying equipment and monitoring temperature and humidity are crucial to mitigate water damage.

Within Minutes:

  • Water will quickly spread and saturate everything it touches.
  • Walls, floors, upholstery and all your belongings will absorb water.
  • Photographs, books and other paper materials will swell and start to warp.
  • Furniture finishes and carpets may bleed and cause permanent staining.

What should you do?

  • Shut off the source of your leak. Turn off water if needed and call a plumber to fix the leak. It may not always be easy to detect where a leak is coming from. Check out our post on common water leaks
  • Call SERVPRO to start water extraction and set up drying equipment.

Hours 1-24:

  • Drywall will start to swell and breakdown
  • A musty odor appears which comes from mold starting to grow
  • Furniture will swell and crack
  • Metal surfaces will start to tarnish
  • Dyes and inks from cloth and paper materials will spread and stain

What happens now?

  • If you called SERVPRO early, drying equipment will be set up to stabilize the environment. It is important that we do not allow the moisture to continue to spread. Drying the areas that are not as saturated is important to minimize costly expenses.

48hrs to 1 Week:

  • Mold and Mildew start to grow and spread
  • Wood Flooring starts to swell and warp, you also may see it cupping.
  • Paint will blister and you will notice bubbling.
  • Metal will begin to rust and corrode.
  • Furniture will show signs of mold and warping
  • Serious bio-hazard contamination is possible

What Happens Now?

  • When SERVPRO is called out, we monitor moisture levels daily and track the drying progress. Typically, after 3 Days we can have small water spills dried and free of excess moisture saving you money on costly teardown. However materials that are not showing steady progress after 3-5 days, will need to be removed. Mold needs moisture to grow, and the longer the moisture sits, the more opportunity it has to grow. That is why having the proper equipment in place is crucial to do early. Check out EPA for more info on mold in your home.

1 Week or Later:

  • After 1 Week, you will see your restoration time has now been dramatically increased. At this point with no prior treatment of the areas, you will be looking at removing and replacing the affected materials. Structural rebuilding can be extensive. Make sure you call SERVPRO early so you can reduce the amount of removal that will need to be done on your home or business.
  • Take note that once you have a water leak, that water will continue to move throughout your home if not properly contained. Containing and stabilizing the environment is exactly what our equipment is designed to do. Check out our blog on the Water Drying Process.

5 Common Water Leaks

9/2/2020 (Permalink)

four pictures of a dishwasher overflowing, washing machine with puddle, pipe leak and toilet with puddle Remember with any significant water spill. Call SERVPRO to make sure there is no hidden moisture left behind! 805-507-5507

Leaks can cause expensive repairs to your business or homes. Below are common water leaks home and business owners can run into. Check out our previous blog if you suspect water damage:

  1. Clogged Drain: Some clogs are just an inconvenience and can be solved with a plunger. Some clogs however lead to bursting pipes and overflowing. Obstructions in your gutters can lead to serious water damage. HVAC units can clog and overflow drain pans. Make sure you keep your gutters clear of debris and check your HVAC system periodically to make sure it is properly draining.
  1. Broken Seals or Loose Water Connectors: When you install an appliance in your home, contractors will seal all water connections. If you start noticing condensation or puddles around your appliances, you may have broken a seal. Seals over time wear down and the seal can break. You may notice leaking coming from water heaters, dishwashers, and washing machines. Sometimes water connectors can loosen from shifting. For example, a washing machine hose may leak due to the shaking of the unit during its spin cycle. Or as we know in California, you may have an earthquake that can shift or shake your appliance.
  1. Corroded Pipes: Over the years, your plumbing system will age. With that rust will eat away at your pipes. If you notice warping on your pipes or discoloration, you may want to have a plumber assess it right away. You might want to consider replacing old plumbing systems with a newer system.
  1. Water Pressure: Who doesn’t enjoy a nice shower massage from the high water pressure? However, sometimes that excessive or uneven water pressure can cause unnecessary strain on your pipes.
  1. Slab Leaks: Slab leaks occur within your concrete foundation. They happen when a copper water line corrodes and starts to slowly drip within the ground. These are hard to spot and can slowly leak for years without detection. Here are some signs to look out for that could point to slab leak: sudden spikes in your water bill, moisture under carpets, unusually low water pressure, cracks in baseboard or walls, mold problems/mildew, sound of running water when pipes aren’t in use or noticing the water meter is moving when pipes are not being used. Calling a leak detection company to find the leak is important to do early.

The following information is valuable to property owners and residents who may be suspecting water damage in the City of Ventura, or any other location. Knowing the signs to watch for and prioritizing taking care of any damage immediately is much more cost effective than ignoring the signs. Early detection of water damage in buildings is much less expensive to repair right when the damage is noticed. DON’T WAIT!!

Water damage can be a huge issue in a person’s home and can often cost thousands of dollars. While sometimes water damage is obvious (such as a leaky faucet, toilet overflow or burst pipe), more often than not, it is quite difficult to locate. With that in mind, here are some common signs of water damage in a home to keep an eye out for:

  1. An Unpleasant Odor

There are many different potential causes of a bad smell in a home or apartment, but one that most people don’t think of is water damage. However, when water stagnates and is hidden over time, it can be a breeding ground for bacteria, like mold. This will quickly begin to smell and has been described as very “musty or earthy”.

  1. Mold Growth

In addition to smelling mold and other bacteria growing, people can sometimes see it with their own eyes. Spores in the air can find their way into hidden areas of the structure of the home, and if water and dust are also present there, mold can begin to grow. It will often be fuzzy or discolored, and should look very out of place. However, mold can be tough to see sometimes as it doesn’t always appear in giant patches, and even just a small bit of mold can signify some water damage.

  1. Changes in the structure

If you want to check for water damage, the structural aspects of the home are the first place to look. Walls, ceilings and floors are places that can give owners huge hints as to whether they have water damage. Look for stains, sagging, drooping, swelling, or cracking among other abnormalities.

Discovering Sources of Water Damage at your Property

If you discover a water leak in your home, the first few minutes are crucial. The main priority is to avoid panic and concentrate on getting the source of the water stopped.  The most common water leaks in a home can be traced to the kitchen or a bathroom.

Most all common water supplies in a home have a shut-off valve nearby and all valves can be turned off with a clockwise turn. If the source of the leak is your washing machine, the valves to shut off the flow are located behind the machine.  Do not disconnect the hoses.  Instead, turn off the water flow where the hoses are connected in the wall.

In the kitchen, you will find shut-off values for the faucet under the sink. This is also where you will most likely find the shut-off valve for an ice maker, if your freezer is equipped with one.  The valve that controls your sink is usually the same valve that provides flow to your dishwasher.  In a bathroom, cutoff valves are below the sink and may be within a sink cabinet if you have one.  The supply line for the toilet is commonly located under and behind the seat.

A water heater can also be the source of your leak. If it is a gas tank, turn off the gas supply first then turn off the water.  The water supply valve is usually located near or above the top of the tank.

Stopping the leak at its source as quickly as possible will minimize damage to cabinets, floors, walls and contents. Within a single minute, several gallons of water can flow into your home and saturate anything in its path, including adjacent rooms.

Some leaks can’t be stopped with an inside valve so the water supply to your house has to be shut off. Lines carrying water into your home come from a main line outside that can usually be found close to the street where your water meter is located.

At SERVPRO of Northwest Ventura, we are experts at mitigating water damage. Our expert technicians work quickly and efficiently to extract any water, assess the damages, set up drying equipment and dry your property to its preloss condition.

How to Properly Claim Insurance for Water Damage to your Home

Insurance Claim Call SERVPRO of Northwest Ventura at 805-507-5507, a restoration company you can trust!

Flooding & water damage are not situations that the majority of home owners ever expect to face. However, when it does happen, you will probably be at a loss of how to deal with it, especially when it comes to insurance coverage.

Should the unforeseen happen, the following will help walk you through to file a claim;

Review Your Insurance Coverage- Review all of your insurance documents. Locate the phone number for your insurance company’s claims office. If you can’t find it on any paperwork, then it should be on their website. Before you call, have your policy in front of you for reference.

Be Calm- Make sure you are not emotional when you make the call. You need to be able to talk to the claims adjuster (the insurance representative who will discuss the details with you) in a way that is clear & concise. You will not be able to do that if you are noticeably upset.

Keep Your Details Brief & Straight to the Point- Just give the claims adjuster the facts. Unless they ask for details, keep it as short as possible, giving them only the information they need to understand the situation. There are rules & regulations that govern insurance coverage, so you do not need to try to persuade the adjuster over the telephone.

Have Proof- Pictures of your dishwasher overflowing or flooding around a door are definitely proof that can be used to help make your case. Receipt from a plumber or information from the city or county about the cause of the damage will also be very helpful in getting the claim processed.

Mitigation- If you need to mitigate the damage (stop it from getting worse), the insurance company may make a recommendation for a company. It is ONLY a recommendation, so you can contact another restoration company if you prefer.

Drying Out Water Damages

10/9/2019 (Permalink)

water damage equipment placed for drydown Leave the dry down to the professionals. Call SERVPRO 805-507-5507

Water damage drying requires attention to four key factors. SERVPRO of Northwest Ventura County restoration specialists train to analyze factors, so they know which drying methods and equipment they need to use every time.

Humidity - levels are determined by the amount of water vapor in the air indoors compared to the exterior. 60 percent or higher indicates the air is saturated. This slows evaporation and increases drying time. We use dehumidifiers to reduce humidity levels. Dehumidifiers can lower moisture levels up to 20 percent in 24 hours.

Evaporation - is the process of water converting to vapor. With large amounts of moisture, it is slow.  SERVPRO of Northwest Ventura County specialists use extraction equipment to remove standing water. We augment the rate of evaporation with dehumidifiers and use exhaust fans to increase air movement, forcing moist air outside.

Air Movement - is increased using air movers to force air throughout affected areas and across surfaces like walls, tables, and countertops to increase the rate of evaporation.

Temperature - is an important factor. Since the preferred range to dry home is 70 to 90 degrees, SERVPRO engages the HVAC system if available. If not, space heaters are used to raise the temperature.

At SERVPRO we use every method available to return every property to a dry, safe condition. If you have water issue in your home, call us at 805-507-5507 to schedule a visit.
